REI for Beginners: How to Flip a House and Stand-out from your Competition!
October 24, 2014You want to know how to flip a house? I love to see flippers taking time to actually think through both the process and design of a house! Unfortunately, most flippers just throw some beige paint on the walls then call it a flip. I’m a strong believer and living proof that in order to be a successful flipping business, one must always consider custom ideas and branding. Once you learn how to flip a house, the sky’s the limit! What I am about to share with you comes from my decade-long experience in high-volume flipping. I’m a full-time real estate investor. I do not do this part-time or as a side-hobby. I’ve given 100% of my energy and efforts to real estate investing for the last 10 years. I have completed well over 300 flips in my career – 100 of those just in the last 18 months. The ARV’s for my investments range from $100k to over $2million. As I type this, I currently have 16 different flips in 3 different states ranging from $150k to $1million. Why do I tell you this? It’s not to brag. Far from it. I say this only so that readers understand that my advice comes from real world experience, not something I’ve read or heard. Real estate investing is my life, every day, 24-7. Hopefully, you’re able to sift through faulty advice from many who love to merely pontificate as to how good they are or how much they know! I love to share my extensive knowledge to other investors. Most flippers paint the exterior beige with bright white trim. That’s your most common exterior, unfortunately. Then you step inside and see the real magic. (insert sarcasm!) The investor decided to get “wild” with the interior paint color – they went with beige walls and bright white trim! Groundbreaking, I know! Then to really mix it up and throw you a curveball, they go with a sexy beige tile in the bathrooms and some ritzy beige carpet in the bedrooms! (inset even greater amount of sarcasm!) In reality, they have spent no time, thought, or effort into what their potential CUSTOMER WANTS! They choose that simple, boring design because it’s inexpensive and easy to accomplish. Obviously, this can be quite annoying to more experienced, custom flippers! In order to be a successful flipper, one must get inside the mind of your potential buyer. Meaning – do you think that your potential buyers watch TLC or HGTV or DIY? Of course they do, and they see what those custom designers put inside of those flips. They decide mentally that this is what THEY want in THEIR next house. (or a concept like it) Instead, flippers provide them BEIGE! Understand that many years ago, this beige concept was good, but over time, styles change, markets change, and the things that influence buyers change. The problem comes when most flippers refuse to evolve with the times. The trick is finding and giving the buyer what they want and what they envision from what they saw on TV. You cannot, however, go so extremely custom that it ends up eliminating potential buyers. But you also do not want to sink to a standard that says “I am just your average,...

Obviously, that’s a very general and open-ended subject and I could spend hours explaining real estate investing for beginners. But we don’t always have that much time! It’s easy to get lost in all of all the blogs, books, and television gurus with their golden tongues and power-ties! To help wade through the muck that’s out there, I’ve created a video series that will help teach you entry-level real estate investing. Of course this isn’t going to teach you everything one needs to know. However, I at least hope these free educational videos will help point you in the right direction. It seems like yesterday that I was learning about real estate investing for beginners, yet it was over a decade ago. Ironically, today I have become the teacher and have been blessed with hundreds of student investors that I mentor or have mentored in the past. It is such a broad subject and is not easy to know where to begin. With this is mind, I have developed a free online video library with hours of education. October 10, 2014In my opinion, hard money lenders are the easiest way to access funding. This is especially important for inexperienced investors. A hard money lender is a very easy route for investors. Why? Because they are in the business to loan YOU money! It’s how they make money. Beginner investors have a tendency to become obsessed with finding the cheapest “private” money. Meanwhile, there’s a hard money lender right up the road who is in business to loan you money! Sure, maybe his terms are not exactly what you want but remember. Don’t step over a dollar to save a dime! Hard money doesn’t necessarily have to be your only source for funding. But, it should take priority as the easiest way to get funding for your first flip. In this educational video series, I show you how hard money loans work and where to find them. Not only should you locate and consider nationwide lenders, but more importantly, it’s advantageous to locate and build relationships with local lenders. Local lenders are easier to work with and they understand the market in your investment area. I am in no-way a beginner investor as I’ve spent over a decade in the industry. But I still use hard money lenders for certain situations. Especially situations in which the purchase price is a little higher and I need guaranteed approval. It’s nothing but beneficial for investors of any experience level to put some time aside every week to increase their real estate investing knowledge. After all, one will never know everything there is to know about hard money or real estate investing in general…but there’s nothing wrong with trying! October 10, 2014I recall when I first realized that one can get very rich in real estate just by flipping houses. In my opinion, it’s one of the fastest ways to build a fortune! At least 80% of millionaires made the majority of their fortune in real estate! The term “flipping houses” is used by real estate investors to describe “residential redevelopment”. “Flipping” in the United States is defined by purchasing a revenue-generating asset and quickly reselling it for profit. I have spent the last decade flipping houses and have been very successful at it. By the age of 25, I made my first million by flipping. However, if one were to compare the investor I was in 2004 compared to the investor I am in 2014, it’s like night and day! I have flipped hundreds of homes and have rehabbed hundreds of rentals. I make my money by “flipping” and you can too. If 80% of millionaires made their first million in real estate, then you can make your first million in real estate too!
